We are seeking to expand our team with an experienced Commercial Appraiser who will perform high-quality, independent appraisal work and actively participate in valuation appeals at all levels.

Primary Responsibilities
Represent commercial and multifamily property owners in appeals of assessor valuations, including written protests and appearances at all stages of the appeal process.
Develop well-supported opinions of market value using the Cost, Sales Comparison, and Income Approaches.
Analyze market trends and economic factors affecting value.
Collect, review, and analyze property-specific data, including market rents, vacancy rates, operating expenses, capitalization rates, and comparable sales.
Review and analyze income and expense data for use in income-based valuations.
Evaluate assessor mass appraisal models for accuracy and reasonableness.
Conduct field inspections, data verification, and property-specific research.
Communicate effectively—both verbally and in writing—with clients, county assessors, and other stakeholders.
Participate in County Board of Equalization, Board of County Commissioners, and Board of Assessment Appeals hearings, as needed.
What We’re Looking For / Ideal Candidate
The ideal candidate is a seasoned commercial appraiser with experience in commercial assets, who values analytical rigor, professional judgment, and client advocacy. You likely thrive in a role that blends independent valuation work with direct participation in the property tax appeal process.
Specifically, the ideal candidate will:
Hold an active Certified General Appraiser license and have meaningful experience valuing commercial and large multifamily real property.
Demonstrate strong command of the Income Approach, including market rent analysis, expense review, and capitalization rate support.
Be comfortable evaluating assessor methodologies and identifying valuation weaknesses.
Communicate clearly and persuasively in writing, particularly in protest letters, valuation summaries, and appraisal reports.
Present professionally and confidently in discussions with county assessors and at administrative hearings.
Be detail-oriented, intellectually curious, and able to manage multiple assignments during appeal season.
Work well both independently and as part of a collaborative team.
Prior experience with ad valorem taxation and property tax appeals is strongly preferred.
Minimum Qualifications
Education: Bachelor’s degree or equivalent preferred.
Licensure: Active Certified General Appraiser license required.
Experience:
Strong knowledge of real estate principles and appraisal methodology.
Commercial and multifamily appraisal experience with demonstrated proficiency in the Income, Sales Comparison, and Cost approaches.
Prior ad valorem valuation experience and familiarity with property tax appeals preferred.
Ability to clearly articulate valuation conclusions in written protest letters and appraisal reports.
Technical Skills: Proficiency in Microsoft Word and Excel required.
