The Property Tax Senior Manager ("Senior Manager") oversees Managers/Staff to provide property tax consulting and appeal services for assigned clients. The Senior Manager maintains existing client relationships and focuses on property tax management and minimization opportunities. The Senior Manager reviews and evaluates appeal positions, makes appeal recommendations and manages the appeal process for Ryan clients. This includes enforcing policies, standards and guidelines, researching tax issues, reviewing valuations of real property, negotiating settlements related to assessment reduction, and the preparation and presentation of assessment appeals and supporting litigation.
Duties and Responsibilities:
Manages and monitors all aspects of the annual property tax cycle for assigned real property portfolios.
Demonstrates superior knowledge in assessment review, valuation and industry expertise.
Schedules, coordinates and leads all status calls/client presentations and consistently updates them on recent appeal activities and status of engagements.
Attends hearings, settlement conferences, and negotiations, through settlement.
Reviews and manages client contract terms, scope of services and fees.
Manages client billing and ensures timely collection of receivables (less than 90 days).
Demonstrates ownership of individual engagements/clients.
Actively involved in business development of new clients, maintaining existing clients, and focusing on cross-selling efforts.
Supervises and provides guidance to team and acts as mentor to new Managers.
Ensures team compliance with Firm policies, practice guidelines, and standards.
Gives timely performance feedback to team members and addresses, documents, and escalates performance issues.
Ensures workload is property distributed among team members and holds team members accountable for completion of assigned projects.
Builds eminence by leading internal training and speaking at external events and writing articles.
Participates actively in professional organizations.
Performs other duties as assigned.
To perform this job successfully, an individual must have intermediate knowledge of Microsoft® Word, Access, Excel, PowerPoint, Outlook, and Internet navigation and research.
Certificates and Licenses:
Valid driver's license required. Director should maintain professional designations such as Certified Member of the Institute (CMI), and Certified Commercial Investment Member (CCIM), or equivalent, and keep active in professional organizations on a local and national level.
Directly supervises employees in the Property Tax practice and carries out supervisory responsibilities in accordance with the Firm's policies and applicable laws
Experience with the New Jersey market. Preference given to New Jersey licensed appraisers with MAI designation.
University Degree, College Diploma, or equivalent in Accounting, Finance, Business Administration, Economics, Real Estate, Business Management or other degree with MBA, MST or JD required and a minimum of ten years property tax related experience required. Candidates with appropriate valuation designations preferred.
Valuation expertise and analysis.
Preference for candidates experienced in writing appraisals for real estate tax appeals.
