Independently prepares real estate property tax appeals on complex real estate assets with review by Director, Sr. Managing, or National Director. Prepares real estate property tax appeals from start to finish on simple, complex or special-use properties, including all property tax appeal responsibilities with the highest quality of work product.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Responsible for the review of real and personal property tax value notices for purposes of determining properties to appeal.
Maintains organization reputation by conforming to county and state laws and rules related to property tax representation; keeps information confidential.
Sells a significant amount of work to be completed by self and others in the line of business (LOB).
Contributes to overall organizational goals by updating tax appeal database, mentoring trainees, and engaging in client development.
Identifies value to be estimated by talking with client regarding property tax appeal opportunities requests, problem to be solved, and scope of the project including due diligence property tax estimates.
Determines property tax appeal valuation method by selecting approach and techniques for valuing property, i.e., cost, direct sales comparison, income capitalization and equalization; identifying property characteristics and attributes.
Researches and analyzes property information by collecting, verifying, and analyzing data regarding inventory of competitive properties, sales and listings, vacancies and offerings, economic, and environmental characteristics, restrictions, encumbrances, covenants, contracts, declarations, special assessments, ordinances, cost and depreciation, income/expense and capitalization rate, history of ownership, and use of the property to value property for tax appeal purposes; litigation support; searching databases; inspecting property; interviewing people in a position to understand the property.
Prepares property tax appeal report by describing physical and economic property characteristics, valuation procedures used, and information analyzed; presenting supportive reasoning.
Updates job knowledge by tracking current real estate values; participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations for the purpose of conducting property tax appeals.

Manages the planning, organization, and controls for a major functional area or department.
May be responsible for a mix of direct and matrix reports.
Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.
Effectively recommends same for direct reports to next level management for review and approval.
Monitors appropriate staffing levels and reports on utilization and deployment of human resources.
Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention.
Leads by example and models behaviors that are consistent with the company's values.

EDUCATION and EXPERIENCE
Bachelors Degree (BA or BS) from four-year college or university required. Master's degree (MA, MS or MBA) preferred. A minimum of (10) years commercial appraisal experience and (3) years commercial appraisal review experience. Institutional review experience is a plus.
CERTIFICATES and/or LICENSES
Must have General State Certification/License. MAI designation preferred.
Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
Requires superior knowledge of financial real estate terms and principles. Complete understanding of approaches to value of real estate assets.
Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.
OTHER SKILLS and ABILITIES
Must be proficient in Argus, MS Word and MS Excel. Good writing skills.
