Role: Property Tax Consultant with Appraisal Background
This role is based in New York City
Ryan, LLC is currently seeking a New Jersey or New York Certified General Real Property Appraiser to join the Commercial Property Tax Practice in the New York City office. The ideal candidate will have experience preparing appraisal reports for tax appeal purposes in either New York, or New Jersey; or in both states. The role does not involve writing appraisals, but is a property tax consulting role. However, appraisal experience is required.

The Property Tax Manager ("Manager") oversees a team to provide property tax consulting and appeal services for assigned clients. The Manager maintains existing client relationships and focuses on property tax management and minimization opportunities. The Manager reviews and evaluates appeal positions, makes appeal recommendations, and manages the appeal process for Ryan clients. This includes enforcing policies, standards and guidelines, researching tax issues, reviewing valuations of real property , negotiating settlements related to assessment reduction, and the preparation and presentation of assessment appeals and supporting litigation.
Duties and Responsibilities:
Manages and monitors all aspects of the annual property tax cycle for assigned real property portfolios
Demonstrates superior knowledge in assessment review, valuation, and jurisdictional and industry expertise
Track record of understanding the nuances of filing tax appeals
Strong understanding of the New Jersey and/or New York tax appeals process and the acceptable valuation methodologies to utilize
Attends hearings, settlement conferences, and negotiations, through settlement of tax appeals
Schedule and lead status calls and client presentations on appeal activities as appropriate
Prepare reports and communication updating clients and senior leadership on engagement status and contingencies
Reviews and manages client contract terms, scope of services, and fees
Manages client billing and ensures timely collection of receivables (less than 90 days)
Supervises and provides guidance to team and acts as mentor to new Managers
Ensures team compliance with Firm policies, practice guidelines and standards
Gives timely performance feedback to team members and addresses, documents, and escalates performance issues
Ensures workload is properly distributed among team members and holds team members accountable for completion of assigned projects
Actively involved in business development of new clients, maintaining existing clients, and focusing on cross-selling efforts
Participates actively in professional organizations and seeking speaking opportunities and writing articles to build eminence
Performs other duties as assigned
Education and Experience:
Bachelor's Degree in Accounting, Finance, Business Administration, Economics, Real Estate, Business Management or other degree
Certified General Real Property Appraiser licensed in New York and/or New Jersey
7+ years of property tax related experience required
Strong understanding of New Jersey and/or New York property tax appeals process
Ability to roll-up sleeves and work with team members in a hands-on management capacity
Displays a sense of urgency and is proactive in delivering work product
Articulate with excellent verbal and written communication skills
Self-starter and self-motivated
To perform this job successfully, candidates must have intermediate knowledge of Microsoft Word, Access, Excel, PowerPoint, Outlook, internet navigation and research
Certifications and Licenses:
Valid driver's license required. Manager should maintain professional designation such as Certified Member of the Institute (CMI) and Certified Commercial Investment Member (CCIM), or equivalent, and keep active in organizations on a local and national level.
Directly supervises employees in the Property Tax practice and carries our supervisory responsibilities in accordance with the Firm's policies and applicable laws
